Income from short-term rentals
Short-term rentals, especially through platforms such as Airbnb or Booking.com, are very popular in Albania. In the main tourist destinations, such as Saranda, Durrës, or Vlorë, rental prices range from EUR 50 to EUR 150 per night depending on the size of the apartment, its distance from the beach, and its amenities. During the peak season (June to September), it is possible to achieve near-full occupancy, which means up to 90 booked nights over three months.
For example, if you own an apartment for 4 people in Saranda and rent it out for EUR 100 per night with an average occupancy rate of 80% during the season, you can earn approximately EUR 7,200. After deducting maintenance costs, cleaning, and platform fees, your net profit will be between EUR 5,000 and EUR 6,000 per season.
Costs associated with renting out a property
In addition to income, it is also important to consider the costs associated with operating and managing the property. The main costs include:
- Maintenance and repairs – EUR 500–1,500 per year
- Cleaning and rental management – 10–25% of income
- Platform fees (e.g. Airbnb, Booking.com) – 3–15% of bookings
- Rental income tax – approximately 15% in Albania
If you do not have time to manage the rental yourself, we offer full property management, including marketing, guest communication, cleaning, and handling technical issues. Our services ensure maximum occupancy and the smooth operation of your property.
Income from long-term rentals
Long-term rental is another option that provides stable income without the need for day-to-day guest management. Renting out an apartment on a monthly basis in major cities or by the sea generates lower profits than short-term rentals, but eliminates seasonal fluctuations.
In Durrës or Tirana, long-term rental prices are around EUR 400–700 per month for smaller apartments and up to EUR 1,000 per month for more luxurious properties. If you rent out an apartment for EUR 700 per month throughout the year, you can achieve an annual income of EUR 8,400.
How to increase your returns?
- Invest in quality furnishings and modern design – guests are more willing to pay higher prices for comfort.
- Professional photography and a well-written listing can significantly increase the number of bookings.
- Offer additional services, such as airport transfers or guided tours.
- Set your pricing strategy correctly – for example, charge higher rates during holidays and in peak season.
Renting out an apartment in Albania can be highly profitable if you choose the right strategy. Short-term rental offers higher returns but requires active management, while long-term rental provides stable income without seasonal fluctuations. Whichever option you choose, we can help you with complete property management so you can make the most of your investment.
